If you were buying a portfolio of say 8 different buildings in the same area in a 3 or 5 mile radius then you might could package a portfolio commercial loan of say 100 units.

What commonly comes up is someone wants to wait until they find their property to gather their credit package, and then they find the dream home/investment, but offers are due at 2 pm and they aren't preapproved.

I would try to get her to owner finance the package, that way she does not possibly mess up her social security and you can acquire 8 units with little to no debt. 

@Matt Williams, just want to know if there is some other creative strategy (like a "subject to") or attempting a short sale package with the bank that would have made this work.

Some have investment sales specialists they employ at 70k a year or more and all they do as an analyst at your company for example is returns, investor updates, investor calls to get investments, preparing packages,etc.With big equity groups who can fund deal after deal they want more of the pie which can dilute your returns.
