You may never get your money, but hopefully she will end up in jail where she belongs and not rip off other people with her scam. 

I am using the BRRRR for this and hoping to scale my real Estate portfolio.What made you interested in investing in this type of deal?

If she can afford your rent now she will not qualify for section 8 unless she loses her job or her hours get cut dramatically, and even then I think the process takes a while to get approved

But I’m in TX too so I wanted to chime in and hopefully learn.

Is it worth waiting until September and hope the market is still as strong or take the hit on capital gain taxes and sell now.Secondly, if we do hold this property would it make more sense to prioritize debt paydown (instead of investing in another property, put our cash towards our mortgage payment and have it paid off within 10 years.

I am currently in the WNC rental market, hoping to get into Charlotte soon!
