Those that survived did so by focusing on municipal work, utilities, and maybe some oil & gas field work, or a bit of commercial. 

These are water-based primers.Kilz Original and Kilz Complete, on the other hand, are oil-based primers.

I would buy 20,000 barrels of oil at $50/barrel and find a partner to help me store it in an offshore oil tanker for a small equity stake. 

I'm trying to do as much planning as possible and realized a lot of these homes are old and are oil baseboard heated. which I know is very expensive.

Both contractors were great to work with - high integrity and quality, and reasonable pricing.Left Side required mostly cosmetics - new floors, new bathrooms, new kitchen, new appliances, drywall, new electrical upstairs, and paint.Right Side was on oil heat (50+ year old furnace!!!)

It will have a new roof, a new furnace, and new water heater (but I'm not planning on converting to gas from oil).

They are just looking to diversify their wealth and/or create another stream of income for themselves.With that being said, I do agree that the mentors and gurus online are selling snake oil when they make it sound like active real estate investing can be a passive source of income.

Once I'm done piling up money to buy rental properties, I'll get a boat and we could go fish the Oil Rigs about 50 miles offshore.

Vegas and Pheniox before it... takes one good oil bust and down it goes like other cyclical RE markets...
