I suspect you'll be needing to make a change in management (which can be extremely daunting, I get it), but the timeline to renovate, and the (assumed) lack of feedback or answers to get the property leased are pretty big red flags unless there were legitimate delays on your part.

And assuming the OP wants to use a legitimate company that will back the install with a warranty and be responsive should a problem arise, add in licensing fees, workers comp, insurance, etc.

My wife and i were looking last night at a few apartment complexes for sale locally, and she actually seems interested (let's be honest though, we probably wouldn't qualify for financing) however the door to other venues is open and I actually believe we might be upgrading from this one house to multifamily buildings within a few years.
