I may show properties to prospective buyers and tenants in work clothes (because I schedule showings while working there anyway) but I do have a legitimate mgt co, an s--corp with biz cards.

I'd like to see a legitimate reason why a realtor would refuse to show a place to a buyer without saying, I'm not making enough for my time on this place. 

They will yell and make all kinds of ominous threats about legal action, but if they are not legitimate, they don't want the scrutiny of a judge, so they'll just fade away.  

I don't want to go into details, but they had a legitimate pretty terrible financial setback due to no fault of their own (I checked it) on their second month. 

Show him the comps, review the cost of repairs with him etc to show him you are making a legitimate, reasonable offer.

Your concern about a misfiled mortgage or deed of trust is legitimate, but that is what title insurance is for.

It can also be useful for other business expenses paid personally.There are many expenses that are legitimate and deductible but if you fail to show that the expense is reasonable and necessary, has a valid business purpose and keep a record of when and with whom these activities took place, the expense can be disallowed.
