New investor attempting to use wholesaling tactics to find my first property to BRRRR for myself and I stumbled upon a probabte lead after cold calling an equity list.

So far, i've been doing a lot of listsource searching and skip tracing the leads i come across. it has cost me a few hundred dollars which is expected but I'm not too sure im targeting the correct market.

Start getting leads, analyze, and make offers. 

@Jordan Hannes what court office would I talk to obtain them we have pretty big courthouses in louisville and I have a subscription I can buy to get probate and all other leads but I'm just starting out so don't wanna use that quite yet

Do you think that the Wikipedia page would be a good way to generate leads?

I am looking for guidance on how to find good leads (may be off market), general (and specific) things to keep in mind, and any potential experienced investor who will be willing to work with me for my first couple of deals.

Failure to do so can lead to large increases in your monthly assessment and special assessments that can be crazy under bad circumstances.
