Considering tenants are more likely to move during the summer months, do you think it's wise to schedule leases to expire during winter months? To discourage moving. TIA

Personally i'm in Denver and BRRRR is not a strategy I'm chasing right now due to the fact I cannot cashflow deals with rates and prices. we are still flipping, developing and buying larger apartment projects (sometimes BRRRR on those) but single unit BRRRR is not a strategy for us, here, right now.

The problem was no one wanted to buy or pay much for property that was not insured with title ins so civic source purchased a title insurance company and insured the properties they auctioned of.

They promised that this would be covered by insurance which we doubted based on our understanding of what is covered due to water intrusion.They came in and ripped out our walls and ripped our floors.

Oklahoma does have very high insurance premiums relative to other markets due to frequent hail storms.

Chris…I don't believe I need E&O insurance….I don't want to be a real estate agent…just want to use MLS for my personal real estate investments.

Asking other BPs members how their experience has been is a solid secondary strategy - but really your market analysis should trump all. 

My strategy is not to invest in one place only, 400k Cash or less in each, looking for 4 properties, different location in Mexico .... sorry you must have heard that alot "The next Tulum" where I can go early.

A single family house ,which needed some rehab and is now rented out on a yearly lease.I realy believe in BRRRR strategy and am interested in making a new and similar investment in this area.Outside of real estate, I enjoy furniture restoration, sports hiking and reading .Excited to learn and connect with you all!

From there, it's just a matter of learning the market and picking an exit strategy that works for you.
