If I have $100K or $1M or $10M to invest and I have more experience and better contacts than you, I'm better off doing my own deals.You sound motivated.  

I'll also add:The incredible thing about vacation rentals is creativity gets rewarded. 

My rate is 5.375% and my monthly payment (including taxes and incredibly high Florida insurance) is $2,270/month.

Depreciation is incredibly invaluable to offset positive cash flow making ordinary income tax free ( well at least until you sell). 

It's Washington DC area so relatively insulated from market corrections, though if the sky truly falls and it happens to be right then, no real estate will be unaffected.I am not motivated to rent by greed, I am motivated by interest - have never done it before, and given that this property I already own and other factors make it conducive to renting- will certainly look at new opportunities in next market as well. 

I occasionally would get extremely motivated about investing in real estate, but would often be shot down by others or my own limiting thoughts.

Instead of sending direct mail to find a motivated seller for a house hack deal, has anyone tried calling places listed as For Rent and asking if they would be interested in selling instead?
