Hello everyone!

My name is Elijah Tatum, I'm 24, and I just wanted to hop onto the bigger pocket platform and start networking and learning as well as getting some deals in! (Sorry ahead of time for the long post)

I've been wanting to be a real estate investor for a while now but I would always pour all of my focus into work or the fact that I didn't have enough time, money or knowledge. My job that is very work intensive and time consuming, many weeks I work 7 days in a row. Don't get me wrong, I am extremely grateful for the job, blessed to have it, but I don't see it as a lifelong career, I don't think I ever have seen it that way. I don't want to be a lifer who is there for 20 years working all the time, but now the idea of being an investor is beginning to materialize.

I occasionally would get extremely motivated about investing in real estate, but would often be shot down by others or my own limiting thoughts. But most recently, I just made up my mind. I am in a much better position to do this than I have ever thought I'd be, and I'm ready. I'm ready to work towards the goal of having my money work for me instead of the other way around!

I have an opportunity to get my first deal! I just want to set it up properly in a way that makes sense. My old neighbor has been renting out her house and in the past 2 or 3 years has rented to several different tenets and the last has done a number on the house. I feel that she has become the classic disgruntled owner who doesn't want to get rid of the house but is tired of dealing with the trouble. I wanted to see if I can get the home owner financed or possibly buy it outright with hard money, get it fixed up and then rent it out or rent to own. Not sure which way to go but I was hoping I could get some advice on which would be the most advantageous way to go and also how to go about financing a rehab.
