California does not recognize series LLCs.You also want to look at whether a pass-through entity helps your bottom line and your taxes.

Basically for us, a 10-25% downpayment won't make any of these properties cash flow, let alone cover their expenses to break even.

There has been some hesitation for me to sell due to the fact the rental market here is averaging $2,500 in rent for my area and property, I make great money now and have funds to cover vacancy and repairs on the home, but I would like to be able to afford a nice rental for my fiance and I to live in while we save for our primary residence.Shoild I sell and take my profits (60-70k net) and throw into an investment closer to where I will be living or should I rent, cash flow and build equity in the property.

Basically.....You invest the $50k-$60k up front for a single-family build or $100k for a duplex build.BTR company creates an entity together to own the asset.BTR company secures lending and builds out the asset over the next 6 months.Once it’s complete, BTR company refinance out and you get your $50k back + 16% at that point (or $100k + 16%)You retain 30% equity in the asset going forward (and therefore 30% of the cash flow or profit upon selling)Exit: 6-7 years once BTR company packages it and sells it to 4.5 Cap rate to Wallstreet.

.- 12/13 the check of course bounces due to her putting a stop payment on the check- 12/13 I was notified that she turned off utilities on 12/12- 12/14 I provided her email stating I would be checking on the property on 12/15 (24 HR notice)- signed lease through August 2018- I have $1650 ($1350 rent and 300 pet deposit) in security deposits- upon checking on property I found that there are no items of value in my property and she had left all keys and garage door openers that I had originally provided her.

All states and counties are different, so you need to read through the county documents carefully and consult a local real estate lawyer.Some counties will only sell the tax debt.
