Riverside to Lancaster a lot of the subprime markets were overpriced in the boom because there was artificial demand and now those buyers are pretty much gone so the valuations now vs 10 years ago is a complete diff environment.

What you are fishing for is if this is a good owner financing deal.If they say they are going to do anything else with the cash then tell them "The price is too high.

So I am posting on this free forum to see if anyone has been involved in a similar situation and could weigh in.After speaking with the buyer yesterday I got the feeling he was hiding something and fished for more info out of him.

A long uphill battle for sure but if I can pull it off the fish population around the world will will fear me after my retirement.
