Selling a Rental While it is Tenant Occupied

Has anyone sold a rental while tenants are occupying the rental?

If you did, were you able to sell the home close to retail price or did you have to leave some meat on the bone to the investor.

I have a tenant that is 2 months into the Lease. I would like to sell the town home to someone who wants to be own it as a rental or later make it their own home. It is a 2005 home with 1436 sq ft in North Grand Prairie, Texas. Zillow says it is $160k. I would like to sell close to retail price. The only drawback is that in the Lease deal with the Property Manager, I agreed to use them to represent them to sell.
