My question is, after running numbers on multiple properties utilizing Airdna data and running my own calculations from Airbnb and VRBO, is investing in downtown Bentonville feasible or worth it?

@James Wise @Jay Hinrichs @Russell Brazil -- I completely hear you on this, and we certainly want to make it feasible for those with large amounts of experience and bigger portfolios to showcase their deals. 

I'd go conventional if it's readily feasible.

It also doesn't sound the most attractive place for someone to want to settle down and live, given it's an industrial park (let alone if it's even possible to get the zoning variance)....I'd probably ditch that idea altogether.Equipment storage sounds more feasible than anything, but you'll need to figure out if there's a demand for such a thing, and run a model on what you expect this to cost vs the revenue it could bring it.   

One year personal expenses saved, 5 real estate properties, and 10x my securities holdings(feasible considering the small amount I have right now). 

That being said, it does not look very feasible to get a good deal on multifamily that would lead to a cash-flowing property. 

These are all feasible things that can be easily done and have tremendous impact in my career. 

@Nicholas L. other than the BRRRR method, and the house hack (which really isn’t a feasible option for me) what do you feel the best method for a beginner investor would be? 

I suggest doing a feasibility study to make sure that the area is strong enough for your concept. 

What is the most cost-effective and feasible option?
