I am absolutely looking to use private money and I can provide fantastic returns.

No one going to lend someone money with no proof they can handle it...or if they do it'll likely require you to have more at stake then they do.As mentioned above house hack can be fantastic way to get started.

I would also agree with @Susan Sutherland Belmont is a fantastic spot for investments...strong rentability, great flip opportunity and new construction since it's one of the few areas close to Charlotte you can still do find decently sized lots. 

That's a fantastic goal, and you can definitely achieve it, probably way sooner than 60 via 1031 exchanges and looking at out of state markets to scale up. 

I closed in February, furnished and rehabbed the property in 2.5 weeks and the vacation market is fantastic.  

The University neighborhood is frequented by investors due to it’s proximity to the university, hospital, and ease of access to the interstate.Chubbuck is a newer developed suburb that also has fantastic rental opportunities.

They did a fantastic job and work with investors.
