Many scams out there so d your due diligence and HW before picking a strategy.

Unfortunately, the buyer may have fell for a scam from a fraudulent hard money lender who promised to fund the deal 100%, and now is not coming through with the funds.

The relevant US Code 2410 is here, and after discussing it with the title company and calling the Ohio US Attorney's Office, I'm reaching out here to see if anyone else has encountered this and what their experiences/findings were. 

If you are unaware of fair housing laws you may get away with things for a while or may never get caught, but if you do get caught you will likely pay dearly for a very hard lesson learned.If you don’t know what to expect and the usual scams that tenants play you may lose some money in the process.

@Vernon Chiu I have only encountered well/septic as an agent, so I have only dealt with an inspection one time.

The LAST thing I got my license for was to try and scam people out of there money, there's already enough people in the world especially in this industry that scam for a living and it disgusts me.

Also stay away from scam artist and people wanting to sell you "junk".
