Letters to distressed properties

I've located some distressed properties in my area and am in the process of contacting them and am open to suggestions as to making a template I can write up that is persuasive for them to let me list there properties. Once under contract I'm going to market them as investor opportunities. The properties vary from a C to an A- area of town and know they'll sell when marketed right.
