It's becoming very common to use electronic payment.

Electronic communication is legal notice now pretty much everywhere, and it can be text or email, etc.So, something like this:Dear Tenant:It is unfortunate that you have stopped communicating with me regarding your move-out.  

That texts are written electronic communications which are acceptable by the courts, so she had written notice on time.  

Electronic communications are legal forms of writing now.And, I disagree that your tenant is actively searching for somewhere to go.

I wanted to see if anyone uses an internet based prescreening method where the renter would have to E-sign their electronic signature after the questionaire is fully answered that  you submit to them via email from your ad.

And this is what many Austrialian investors who invested in the hoods of America came to realize.There are NO CHECKS in AU... its all on line. .so the thought that even one American renter did not have a bank account and pay rent electronically shocked the hell out them.But once you explain you have cronic bad credit cant get an account ( Deep south mid west) Hispanic or other foriegners ( distrust banking altogether).. they just were shocked.. the only on time rent payment in these areas IS HUD.. everything else is 90% cash and carry or money order and carry..
