- To test demand run a "teaser" ad on Craigslist advertising the units- Why is the population declining?

It is a D class rural neighborhood.

I currently live in a D minus area were I have to watch my back just to get in my car. this new area is not the ghetto allready a big improvement for my personal living circumstances.do these numbers add up to any of you guys?

There is less competition there and you have the rewards that can come from the cap rate when adding positive improvements. 

@Grant GriffithsI'd keep looking into that lease option (contract sell) type of stuff.On the feedback: the possible correctable ones I see there are:Plant a cheap row of young plants that way at least when the concern of backing to an apartment comes up, you can play up the long term that there will be a privacy hedgerow.The other two concerns I doubt you can do much about at this point.Good luck.

Kenneth Futrell unless you are a master negotiater there is no value added to you trying to wholesale properties off the mls.

Hi, flat roofs keep snow, water/rain, branches and other debris on top of the house adding wear and tear to the roof, when you have an angle the snow, rain, and debris will fall down.
