:)There is a ton of private money out there but nobody is handing it over to you without a proven track record and some face to face reassurance and often walking through a specific property.

The bank won't lend on it and when they do the final walk through they will bolt and request their earnest money back.

The likely reason is because of a weird floorplan whereby you have to walk through some bedrooms to access other bedrooms...  

After a day and a quarter I decided to walk out.

Also, show up at HomeDepot on a Saturday morning and walk around the parking lot taking pictures of sub's magnetic stickers on their trucks saying what they do and their phone numbers.Hope this helps other newbies like me.

By the time I walk through get my funds letter ready and offer signed, I'm already up to multiple offers.
