Wholesaling in CT

Trying to figure out how to deal with a home I will soon have under contract in Connecticut. I live here in Dover, De and I recently had one of my direct mail recipients call me about a property he has in New Milford CT . 28 Maple Drive New Milford CT 1311 sq ft 2 bd 1 bth Single family home New roof Full basement Big shed attached to home 2 car garage 0.49 acres No foundational issues Sits 2 streets from a lake Has some broken Sheet Rock Needs new furnace House is outdated/ needs cosmetic repairs House was previously owned by the sellers parents and they have since passed. He is looking to move to his property in Felton, DE asap. We plan to meet this week, in the mean time I want to link up with an investor that wants this property up in CT and is willing to go out to the property and do a quick walk through. The owner is completely on board with having someone walk through to check out all of the property sometime this week or next week. Is this how I should approach this? My plan is to wholesale it. What do you think? If you want more info on the property let me know below!
