My biggest lessons could have never been conveyed that way.I believe that specialized real estate classes and seminars at your local REIA can teach you more in this field than college can.I'm not suggesting for you to blow off college, as you don't know if real estate is really for you.

That's the biggest downside I've heard about for this investing strategy.

I think my biggest hang up was getting the job done as quietly as possible, but she is ready to move.  

My biggest fear I suppose is I have a very willing seller, have someone who can check out the property so I can assess the value, I make an offer and then...I'm stuck... away from the area, not able to get a signed A & B contract, list the property for buyers, and complete the B & C contract in timely fashion. 

I could however hire out an answering service to handle all of the incoming calls and get back to the callers within a day or so.My job represents the biggest hurdle.Plan A, in order to double check or fact check a wholesalers facts I would need access to the MLS to do comps.

My biggest reservation is that the building it out of state. 

Answering the phone may be your biggest advantage over competitors.

This is our biggest city with the greatest potential for  long term growth and opportunity.  

Stay in touch and if you ever come across some nice land out your way that could be (or has been) utilized for a vineyard with land to build a estate home, or renovate an existing structure, please let me know - I have a client looking for his "doomsday getaway" development property and he's probably 1-2 years out on a purchase, but finding the right deal and more importantly the right piece of property, is the biggest factor dictating his time frame.
