Business Auto (if they do not own the vehicle it should show hired & non-owned auto coverage)I would suggest drafting a contract with an attorney  for use on your projects.  

I have all my investment mortgages on auto pay with my personal checking account which I like because I have plenty of buffer and don't have to worry about shortages from vacancy loss etc.

Note you will most likely need to open an account with the bank but I use mine to make auto payments on the HELOC, super simple.I have no business affiliation with John other than he provided me such great service I recommend him whenever I can.

Those like me, we can over-whelm any average person with our market insight same way a FT Auto Mechanic can blow my mind with engine talk of sh#t I have 0 clue on.

(mortgage, utilities, etc)2. set up all rent collection so it is hands-off - they either sign up for ACH auto debit or go to a bank branch and deposit into your account3. have a checklist you follow for all move in and move out activities. 

For the average investor/client it will have a similar effect the "CarFax" had in the auto industry.

Here are a few ways which I think PS is helpful to me and may be helpful to others:1) Truly passive - You could dump a lump sum and/or setup recurring monthly deposits, turn on auto-invest, and then not touch it or pay attention to it all year if you wanted to.2) Low minimums - You can invest in properties with as little as $100. 

John,An Umbrella policy provides an additional limit (usually sold in $1,000,000 increments) that is triggered if the underlying limits are exhausted on your home, auto, rented dwelling, etc...

Cant recall the name.. but when I built the Village at Rand Road there in Hood river  60% of the commercial space was taken up by Boeing and the engineer types loved living and working there.
