I would look into raising the rent 9.9% with 90 days notice and see if that motivates her to move.  

I specifically put in my ads the info they need to text or email me directly, which tells me if they actually read the ad or are just pushing the respond button on every single ad within their desired area and price range.

Offer to return their pro-rated if you are able to lease it sooner, if they allow you to show it without notice or show it with just a text message to them. 

If you are motivated to buy a property and have a specific criteria nailed down…I’d think it’s a pretty simple conversation to have.

When living in Los Angeles I remember I went on a few dates with this woman and she asked me to text her my photo I.D. because she wanted to see what the Pennsylvania driver's license looked like.

The agent should be motivated to help since he'd be able to get your house listed sooner.
