Is there such a thing as a rental property turn over company that can be leveraged (for a one-time fee), or do most people have local resources (agents, or similar) that help with this process?  

@Tanner Ploe the Texas Real Center (located HERE) is an incredible resource of information and they have very specific studies that in the past 40 years that 90% of the population growth in Texas has occurred within 50 miles of I-35. 

The blogs, podcasts, articles, and forum are excellent resources for you to learn and perfect whatever niche you are pursuing in real estate investing.Also, I would consider joining a real estate investment club in your area and network with other real estate investors and professionals in your area (appraisers, contractors, lenders, title rep, escrow agents, etc.).
