When we go down - we can just relax and enjoy in a lovely 2 bedroom condo without any responsibilities while we are there.

@Bill E.Until recently he was saying anything  less than a 16 unit, so the truth is that he is relaxing his standards a bit.If you watch his shows regularly you will see that he suggests that those getting started essentially flip smaller properties until they can get to the larger ones. 

Lakeview and Holiday Homes can be good.  

You don't want to go looking for tenants during december since this is one of the worst times to find good tenants (most have already have moved in and are getting ready for the holidays).

SO...I decided I would be a little relaxed on showing to the rest of the interested parties, but I went through and got some more applications anyway.

Danny-Thanks for your response, I have heard that the Texas market is the best in the country right now and I was in Houston for the holidays and saw a lot of constructions going n.

Occasionally there is some fluctuation, but I rarely find it difficult to find good tenants other than a seasonal issue around the Thanksgiving/Christmas holidays.

I'll continue to chug away after the holidays.

Especially if your mail campaign is sent out on a holiday week.
