Should we expect any tax advantage or disadvantage for 2016 if we purchased a buy-and-hold rental property that was never rented (never produced an income) until 2017? 

Brian H.We have several student rentals in our portfolio, including two houses in which we rent furnished rooms to {predominately international} students.Renting by the room will usually produce more revenue than renting a unit under a single lease.  

My swipe at LENDERS:- Isn't it counter-intuitive to NOT loan against income producing assets!?

My GC does an incredible job.take a look at 62 poplar next time your going to Charleston we just put that into escrow at 555k  370 a sq ft which could be a record for that area.. or pretty close. we love working there.. but 4  to 5 years ago when I started it was still totally under the radar. 

And how would it produce income?

I have a full-time job in an unrelated field (computer science) and am looking not just to supplement that income with real estate but to really grow a self-sustaining multi-family real estate business, using this incredible inheritance as a jumping off point.

What are some tips and tricks as well as general advice you guys would give to the newbie investor who has found an incredible financing opportunity, who wants to jump straight into investing in 100+ unit properties?
