What houses sell and rent for vs location/size/condition. 

In the past, It would take about two months to rent it out due to the small size. 

I plan to do individual investments, as well as partnering with other people depending on the size of the opportunity.

Hey @Paul Juell, I’d be careful with this approach, the resell portion may be a little more difficult in the lower class areas in Tucson.

In addition, it can be helpful to stipulate in the agreement that a portion of the proceeds from the sale will remain in escrow until he has vacated AND if you are forced to proceed with eviction the money can be used towards that. depending on the selling price, $5-$10k outta be enough to convince him to move his stuff out.

I’m curious about your experience renting. you can...i basically just found a really responsible relative and convinced them to move into our upstairs apartment for the same rent they were paying at their old place. twice the size and much more beautiful. we figured it was best to charge less than market rent and have peace of mind with someone we knew to be responsible than to try to charge market rate and play russian roulette with tenants in the Bronx.

using a percentage isn't a good way to compare as this will vary based on loan size /  purchase price and location ...its  best to outline the loan amount  and the  specific  costs so anyone on the board  familiar with Utah can  help

They know minimum lot sizes, set back requirements, the process, etc. for That particular lot according to zoning and land use reg.s.  

Or can we gift him half or a portion this year and then sell it next year under Sec 1031, so We can say We are still a co-owners?
