For the last few weeks I have been dead set on investing into my first piece of income property. I love buy and hold multi family units.

I guess maybe this is a new twist created by BP and other online things.. take the names of prominent ( not that I am prominent ) but those maybe that other would know and just flat lie about doing deals with them and if I am doing deals with the scammer you should too.. ????

There are some nuances and some things you can do to up your game and get financial reporting per property as well, but this is barebones bookkeeping.

I ask because I'm a little uncomfortable that the "expert" has no real skin in the game and if it went sideways they aren't out anything but time. 

I looked online and the definitions are confusing.

Then as maintenance happens they get paid usually again some nominal fee.It’s all done through email and online softwares

Looking for a RE attorney/title attorney, GC, and/or realtor that is willing to put some skin in the game and be active with me in searching for and closing deals.

Who and why is someone "potentially" letting you in with no skin in the game?

Now if you want to expedite your learning then you may want to consider joining some program online or offline.
