Do you really believe that someone with no capital, no experience, and limited education provided by 2 weekends at a guru boot camp is really going to be able to earn $100k annually by finding properties experienced investors spending $10k monthly on marketing to find have somehow missed, and then negotiating prices 50% below real value and flipping the properties to seasoned investors?

Tenanted properties are extremely challenging to sell and the recent change in notice period has made that worse in BC.You are in a tough spot either way, only you know your financial situation and your numbers.Even after renting it'll not cover even the mortgage interest, let alone other costs.Another alternative is to never sell and keep drawing some cash out of it by refinancing when the interest rate hits a low.

I strongly believe that with time, as you build equity (thru principal pay down) and appreciation, that value will far outweigh the amount that you are “in the red" by your househack not being able to cover the entire PITI cost.And if you have a good househack, your housing costs should be lower than what you would be paying for rent

I have not heard of an extension as of yet.Your 100 hours is related to material participation for STR not the real estate professional status, they are two separate items but in a way can be connected (kinda).I'm not sure what you mean by "sell it for no bonus depreciation recapture" because you are required to take depreciation, if you don't the IRS should calculate your tax as if you did.Your head is in the right place and I wish you luck but would highly recommend consulting with a tax professional before proceeding if this is your plan.Best of luck Dennis!
