Many states have a limitation on 179 that is different from the Feds.Some have really painful rules on dealing with that bonus depreciation addbacks.You still benefit from the cost segregation study without the bonus depreciation - say your cost segregation study broke out $100k of 5 year property - now instead of spreading that out over 27.5 / 39 years, you get to take it over 5 years for your local state.You still get the bonus depreciation amount on your Federal return, regardless of what the state does.

I like to say there are many RISK in Tile and City Code, I have a property even got Condemnation to Demolishing the property, I'm so scared once I received that notice.3.FlipSystem is not providing exclusive value, because you can find the deals on Zillow yourself, find your own local Realtor and interview your own local Contractor, they just to provide their connection to you!

I would suggest getting going here for a membership to the Stark County Real Estate Investors Association to start networking at many events throughout the month with local & like minded investors, contractors, realtors, lenders, etc...

It raised a couple of questions in my mind about the risks of wholesaling, namely the implications in the event that you assign a contract and the buyer backs out.It seems to me that Paid at Assignment would both:Result in committed assignees, otherwise they would risk losing the money they paid the assignor, andProvide the assignor with a significant cash cushion against breach of contract if they cannot locate another buyer prior to closing, and ultimately decide to cancel the contract with the property owner.But this raises another question.
