Investment Info:Single-family residence buy & hold investment.I lived in this home for almost 2 years and had always been interested in turning it into a rental.

Do I open the LLC in the state I currently live, or the state I own the rental property in?

Not an indictment on you, but you might get lumped in with others and their bad attitude/behavior, just due to the fact you live in Cali.I would just move and keep looking for a good fit.

It could be income from IRA conversions,capital gains , or W-2 income.$200k in cost seg deductions can offset the tax on conversion of $200k in an IRA or Solo 401k to a Roth account.

My parents are starting to rent out part of their home instead of just letting my kids live there.

I think I just need to find someone to lend me $400k that my home is worth and I'll pay them back that plus a high amount of interest in 3-6months once I sell it and move to a new place, maybe need to find a LV loan shark :) Just trying to avoid having to sell this place while living in it and having to rent it back.

The prior prop mgr told me the owner lives in Japan.
