If the guy is just this side of a crook, then he'll reject any deal that would allow the buyer to make money.Here are the numbers as I see them: (notes here)Mortgage Rate 5.00%Length of Mortgage in years 15Monthly Mortgage payment $1,601.36 (195k principle)Taxes $125.00Sewer and Water $300.00 (I don't have a clue how much this costs where you are, but this is about what it would cost me to run 9 units)Trash $200.00 (I have 7 units on a $150/month dumpster)Heat/Utilities $- (Are there any common lights?)

There was one Podcast that was 2 hours long, basically it was a sales pitch but hey I got a lot of info just from the podcast alone for HUD Forclosures when a light bulb went off (I think my wifes overhead light blew out lol)over my head and I said Aha, checked out the info and figured out the rest without paying the $550 fee that he was requesting for his stuff, I just wish I had his spreadsheet for Excel lol...I am not that good at Excel lmao or I would've figured out that part on my own as well lmao....

Staging: we lightly stage the home.We bought this house for around 52k put 40k into it and sold it for around 135k it was on the market for less than a week with multiple offers.This past year we have done close to 100 flips.

I don't expect the person to identify loose doorknobs or burnt out light bulbs, but I trust that when they say "you're going to need a new roof in the next 5 years" that they know what they're talking about.I would not, on the other hand expect them to say "I guarantee that roof will last more than 5 years".Can you speak a bit more to what exactly it is you want to accomplish with the inspection(s)?
