Hi @Shaunta Andrews I think that mentors can be an incredible blessing to investors - I've been really lucky and have had some great ones myself.Just be careful that you set expectations correctly for yourself and for the mentor - most of the time that I've sought the advice of a mentor, they've directed me to some resource or material.Let me know if you think that "The Ultimate Guide to Finding Incredible Mentors" might help you in your real estate investing journey!

I like to also think in terms of utility costs for the tenants.. so think about areas with long cold winters utls can be very expensive etc.Think about a place like Las Vegas virtually no maintenance in the desert environment.

There are rentals one mile off of Huntington Beach that have increased rents at 9% a year for the last three years, but they don't cashflow at current prices (example 2 BR, 1500sqft sold for $670K and rents for $3100, 3yrs ago this unit sold for $470,000 and rented for $2300 still neg cash flow but thats the environment) But what you sacrifice in immediate cashflow, you hope to get back in healthy rent increases and appreciation which there is strong historic evidence for.
