If all the heirs have been identified, I'd probably just get quit claim deeds from each of them while waiting for probate to complete.

For what it's worth, I'd encourage you to work on putting some form of a plan together that helps identify all of these considerations and helps create some better definition and purpose (with or without a professional depending on how confident you feel about it).

Flipped properties are easy to identify because they have the same neutral clean finishes every other investor does.

For now, I would not communicate any further with this person until we can confirm his identify, but I'm 99% sure this is a scam.
