Wichita, Kansas Cap Rates and Area FeedBack

I am looking at doing a rehab on a multi-family project in around 513 S. Emporia, Wichita, KS 67202. A few questions: how is this area? How is the quality of peopel? How would the renters demand be? What could I expect for rents for studios and one bedrooms? What is the going cap rates for a renovated C-Class Property in this area?

@Khizer Husain I can give you market specific advice because I have never been to the place you are referring to, but I can give you general advice. If you are asking these questions on BP this means you do not have a firm enough grasp on the valuations in these areas.

I highly recommend looking at all houses sold within the past year and compiling data on those that were flipped. Flipped properties are easy to identify because they have the same neutral clean finishes every other investor does. Look at how much the investor bought it for and how long it took to sell it for the prices it closed at (On the investor exit side).
