Maybe I was thinking to high of cost because I know FHA loans can help you with low money down.I live in richmond and I'll he honest irs hard to find a good house in a neighborhood that's ready to go with rehabbing under 100k

I finally told him listen don't be sending 20k to folks on a promise.. this is not rural Canada were people are honest LOL. 

I would say that is the case for most property types to be honest.

I have found a property for $99,000, but I honest think I could get is for $85,000.

If you can get honest feedback you may be able to find out actionable items you can improve as it stays listed.
