Broker relationships, internal networks within brokerages (for example my brokerage sends out our "coming soons" to a network of 750 agents before we list them), prospecting by contacting owners directly, personal networking, and lastly the MLS systems: RE Colorado for Denver, IRES for Northern Colorado, CoStar/Loopnet for commercial properties. I have a few wholesalers that also occasionally send me deals but it's a tough market to be a wholesaler in for the most part and it's hard to find good wholesalers operating in this market IME.
