Should it ever be removed from the ag exemption, the appraisal district will "rollback" the ag exemption and you will be taxed on the exempted value for the last five years, plus interest (even if you did not own the property for the entire five years).As long as you have the ag exemption in place, you will eliminate any rollback tax for the number of years you've owned the property in excess of five years.As soon as you close, go talk to the appraisal district's land guy about what he needs to see in order to keep it in ag.

Defining "living there" can have several tests to meet; uses as a mailing address, address is used for voter registration, address is used for school registration or employment, drivers license listed address, is unrelated and stays longer than 7 days, maintains personal property at the address in excess of 7 days of personal are just some of the requirements you can include in a lease to define residency.Bill

If there is an excess of supply, prices will decrease, thereby lowering real estate returns (probably reverting to the average which matches inflation - http://www.pragcap.com/robert-shiller-dont-invest-...).Closing thoughts:- What investment vehicle can you IGNORE except to pull 4% annually and have a 96% chance of your investment lasting 100 years.
