Like most of you my goal is to become financially free through real estate.

At that point, you could start using the BRRRR method until you reached your goal of properties.

Its my goal to be on these forums everyday until I get my team!

The key is to work with someone who can come up with a strategic plan to target the correct banks and lenders based on our specific situation and goals instead throwing applications at a wall and hoping for the best.

My suggestion is not to IRR shop, rather find an operator/sponsor where there is alignment of your financial goals and transparency.Good luck!!

It's only roughly $100 "per door", but our goal overall is total cash flow, so $350-$400 total after all expenses and saving for repairs seems good to us.
