The main downside is the loan limits for a house with ADU match a single family, not those of a duplex (which is higher).Rent control applies to MF where unit is older than 15 years old.

WE've tried to get bankruptcy properties and after buying and selling more than 1,000 properties for my own inventory, never sucessfully got a BK. 

There is much more money needed in totality than just to close the deal.

The market went absolutely wild (like everywhere) and over the past few years our taxes more than doubled on some of our houses.

I suppose I'm interested in seller financing if we could agree upon a lower interest rate than what I could get through an FHA.

More often than not, the markets follow the money, and not the other way around.

The couple places that pop up are SFHs or (2) bed condos.
