Being thorough and calling relatives will help you get deals that you would otherwise miss out on if you just stop if you can't reach the owner directly.Skip tracing and cold calling can get tedious at times, but it's a great way to get deals without spending a lot of money.

I’ve had very good luck just filling out the appropriate paperwork, pulling comps in the area and stopping by the Township assessors office.

So title insurance or not isn't going to stop me from making a huge return.Title insurance is just to protect you from a defect in a title that was missed.If I am paying 100k for a house then I will more than likely get it.$200 for a house I won't bother.I also do this in my self directed ROTH IRA with checkbook control.

In which case, your extra money might be better deployed into getting more deals.Actually, that would be my suggestion - pay the highest interest rate (for the ones above 5%) till you bring it to the point the principal/interest ratio is substantial (like 80%/20%) and then stop - the note itself will act as asset protection.
