I am sure there are a couple more areas but not for 166k.In LA or OC it might be even hard to find a studio condo for 166k.FHA is very demanding on your loan conditions with rentals since these will probably not be in the best condition.

@Mark Gawlik - Could you build the garage with a studio apartment at the top?

It depends on unit composition of course but unless they are both /all studios the rents can be easily pushed up if you fix up the property a little.

I live in a studio and STR my 4/2 front house in San Diego right now.

These are studios, one bedrooms and two bedrooms so I don't need to be overly creative.

But I think if we are both honest its mostly out of convenience and the fact I built a studio within the house and put a lot of effort into that.

A second "office" number with voice mail (that can be checked remotely, or, more recently, that sends an audio clip to a separate email so you are notified right away) or an after hours answering service that can screen the calls has always worked well.I DO always provide my cell number to contractors and certain others that are sent to the property for a variety of reasons.

This is legally a 4 unit building, we have restored it to 4 units, but it has a mega unit that I've been rehabbing (fixing up and combining a large artist studio into another apartment).
