I know rent prices are sky high and cost an arm and a leg for a studio but whats your opinion on the market as an investor?

one way to get the  rate down  is to  pay  more loan fee ( points)  ..another idea is to consider an ARM loan program  ( although these rates are likeely not much lower than  30 yr fixed rates 

All fire safety like fire extinguishers are current. 

I plan to pay down to 33k in one year and refinance to a 5 year ARM for the lowest interest rate if I can.

Also we advise you don't improved the property beyond basic safety and security measures because it is possible the previous owner or their heirs can redeem and not have to reimburse you for it.#2  I don't know if that works or not. 

According to the IRS rules all transactions involving your IRA must be "arms length", meaning no disqualified person's involvement in any way, directly or indirectly.

Otherwise the house is "as is" and will not be changed unless safety or habitability issues come up.

In your situation, electrical problems across the house - it’s completely understandable that they would complain as it’s not just an inconvenience but a safety issue, like mine was with the gas furnace.
