Saturdays and sundays for our cleaners are super busy so need to coordinate based on schedule.Our turn for back to back bookings is 4 hours 11am checkout 3pm checkin  (4 hours despite unit size, larger units need bigger crews) Lost revenue and possibly lost bookings if you cannot coordinate all the time people need.Mulitples of everything, sheet protectors and all.

So, if I know the seller will not except less then $130,000 under no circumstances and the ARV is $220,000 and it needs $25,000 in repairs but my buyer has already told me that if I can get that property for $135,000 he will take it then I am not going to risk insulting the seller or ruining this deal by offering some super low amount just because that is what the "flipping formula" tells me to offer

I keep track of checks and dates received.I use a SUM function to see how much is owed, how much outstanding and total interest rate.I can color code redeemed properties a different color.It is super easy to customize. and once you set it up it automates everything but entering the data once you get a redemption check or a deed.You can copy over the tab to a new one and start a new year with all your formulas intact.
