I dont do them often but did one up in Washington state and it was 50% LTV on the primary and then cross collateral on a really cool Ranch in North Central Washington that was free and clear so I got a first on that as a cross.. and I would have loved to own that property :)  @Beth Johnson does a lot of seconds from what I see and like me she knows how to juice the equity portion of the deal..

You're already ahead of a lot of folks. 

It's a lot easier than competing for profits against the other MLS shoppers.

This creates a lot of buzz around the property and has everyone and their grandmothers talking about it!

You will get paid less on a team, but get way more opportunity.

So I am new to real estate investing - currently don't have any deals or projects. im located in Connecticut - Im a beginner and am looking for experience and knowledge and more information - as a beginner I want as much information as possible with the experience I know a lot of people who start- they network, meet different investors and different people in the real estate world . 

I’m interested in the market, only because I live here and I think there’s so much potential in a lot of the areas.  

In the future i can also build more since it is zoned up to 5 homes and allows for manufactured homes. 

We’ve made a lot of updates since initial purchase.
