I think this thread is the only one I find to be very pessimistic when compared to the other links I listed.I really do appreciate everyone's opinions.However, just like I did 20 years ago as I worked out the complexity of Investing in NYC while 99% of my friends, family and other Cash Flow Investors told me to not do it, I've  made a fortune.I will certainly work this next phase of Investing out as well.The readers of this posts should understand that you are responsible for your growth.

I also use Bird dogs (contractors, mail persons, and friends).

I am a Business Process Architect at Commerce Bank, who is looking to start building wealth and retire early to spend more time with my family and friends without stressing about work anymore.  

One of my friends in the area completed a similar project for their own home, in the same area, for about $150/sq ft after the tear down.

I have a considerable amount of equity in my home and my best friend of 30+ years is interested in putting up a substantial amount of money to be a silent partner.

We still use this exemption as many of my friends have not made it to there yet.

I have a contractor, which is an old friend.

We have set a 5 year goal of purchasing a beach condo in a resort that we frequent on vacation every year.
