I've heard that the margin is much higher in A class neighborhoods (ex. cost of installing a toilet is roughly the same within the great Boston area but a new bathroom is worth a heck more in Brookline, MA than it is in Dorchester, MA).  

The boiler is about 10 years old. just replaced the water heaters with an on demand system and I have replaced and or repaired all the faucets and toilets.

Could a few simple changes be made to to cause these units to be no longer considered livable (such as removing toilets or water fixtures).

You may get a call for a leaky toilet that is causing damage to the ceiling upstairs or to their personal items, and the tenant is expecting a quick response.

If you can afford the loss, if the 9.9% does not pan out or your money vaporizes into a ponzi scheme or some other scam, then it's alright.

You can use a call right to determine what the rest of the owners pay to the involuntarily (kicked-out) departing member who, say, stole from the bank account, or didn't post their capital when it was called by the manager (if you had a deficit restoration obligation, for example), or didn't show up to replace the toilets (at the granular level).I may do a standalone piece/article/chapter for some of the forums I post to on doing buy-sells (either inside operating agreements or as standalone agreements - they can be done either way).
