This home is in a desirable area and well below market.

Another option would be to consider a property management software suite such as Buildium - I use if for everything from application to tenant screening to accounting, document storage, and tracking of maintenance requests, and could not function (or scale up) without it.For example, if a tenant enters a maintenance request, I can turn that into a work order, assign it (and email it) to a contractor from the system, and then pay the contractor via EFT or check out of the property's rental income (if desired) when I close out the work order.

@Jordan Moorhead  I have both low income/less desirable area and higher income/more desirable area rental and I will say this, both have their pros and cons. 

Are these considered desirable properties in this area?

First, Pasadena is a desirable and expensive are to live.  

Difficulties can arise, however,when the individual partners desire different outcomes with regard to the sale of propertyby the partnership.

I would still desire a trusted property manager but I would expect it to be much easier to find one in Belize than Mexico. 

I'd try to get it on your own land for more desirability.

While the market right now seems hyperinflated, Elk Grove does have a number of good things going that may make it a even more desirable rental market.

Posting dates are less prevalent  which may be more desirable from the site's owners as older, stale posts are not as likely to be noted as such when viewed on mobile device (I typically view and post via iPad).
