If you are comfortable with them, set up a showing, or if not, tell them the property manager will call them to set up a showing (they are applying to so many places that they rarely follow up when no one calls).

Financial Management: Set up a system to track your rental property income and expenses.

Send them a couple reminders on a set schedule, just in case they honestly did forget.

There is significant downward pressure on rents due to the oversupply of rentals. 

Rent prices right now have downward pressure, but that could simply be seasonality.One trend that is common when looking at good deals are houses that are listed with more bedrooms or bathrooms then what the city has listed. 

Unfortunately, my property in Memphis set on the market for about 6 months.

So, we set out to find the right property.

There is no formula or set prices on rehabs.

I'm also looking into owner financing or setting up a lease option with current residence once my lease is up, and potentially turn it into my first rental.
