You have big players willing to spend the big bucks because they can make $50K+ on a single flip, Here in TX we might have to do 2 to 5 deals to net that.

title insurance fee's are normally set by state law.. but escrow fee's can be negotiated just like the big players do.

So much of this stuff violates licensure laws.. but the big players they all have licenses. at least in the deals I fund around the country.. 

If you're targetting budget travelers Wayfair and Amazon items could work but consider higher tier items if you're targetting higher tier customers like traveling doctors or MLB/NBA players and their families
